Message Regarding COVID-19

On Thursday, March 19, Governor Wolf issued an order that as of 8 p.m. on the 19th all "non-life sustaining businesses" in the state must shut down to slow the spread of COVID-19. Per that guidance, all real estate sales and leasing businesses are required to close their physical locations and suspend "in-person, physical operations" until further notice, although the order "does not apply to virtual or telework operations (e.g., work from home), so long as social distancing and other mitigation measures are followed in such operations."

To comply with the governor’s closure order issued to mitigate the spread of the coronavirus, Realtors® must not perform in-person real estate services and should only offer services that can be done remotely without being physically present. Enforcement of the order began at 8 a.m. Monday, March 23 and will be handled by the Pennsylvania State Police along with other state and local authorities.

Keep in mind as well that most other real estate-related activities are under similar restrictions, so many third-party providers (lenders, appraisers, inspectors, contractors, title companies and even attorneys) will be affected in some way.

All showings and Open Houses are restricted to be done virtually and not in person. The main thrust of the Governor’s order is to minimize physical interactions as much as possible, and the latest guidance refers to suspending all “in-person, physical operations” of affected businesses. In-person property showings and Open Houses involve several people gathering together in an off-site location, which is exactly the sort of behavior currently being discouraged.
